Key Responsibilities
Reporting to the Head of Group Property - ANZ APAC, the Property Executive will play a critical role in managing and optimising the ANZ leased property portfolio. You will be responsible for supporting all aspects of lease and property management, including lease negotiations, acquisitions and disposals, capital projects, financial oversight, statutory compliance, and stakeholder engagement across multiple business units.
This is a hands-on role requiring strong commercial acumen, excellent stakeholder management skills, and the ability to manage multiple priorities across a complex property portfolio. Acting as a key support to the Head of Group Property ANZ APAC, you will also serve as the lead contact during periods of absence and help drive property initiatives that support business objectives.
On a day-to-day basis, you will:
- Manage all aspects of lease transactions from negotiation through to business approvals, ensuring compliance with company systems, policies, and lease obligations.
- Asset manage the ANZ leased property portfolio, ensuring statutory compliance and efficient operation of all leased sites.
- Support property acquisitions, disposals, lease renewals, and negotiations, including the delivery of purpose-built facilities and capital projects.
- Work closely with Supply Chain, Operations, Finance, Legal, Procurement, landlords, and external advisors to deliver property outcomes across the business.
- Lead the management of rental payments, outgoings, rates and taxes, including budget preparation, cost reviews, and appeals where appropriate.
- Coordinate property service providers, consultants, agents, and contractors, including tendering, contract management, and performance monitoring.
- Prepare monthly project reports, biannual portfolio reviews, and property updates for business leaders and stakeholders.
- Chair lease portfolio steering group meetings and ensure actions, updates, and compliance requirements are implemented effectively.
About You
The ideal candidate will have:
- A minimum of 5 years' experience in lease and property management, including FM services property requirements.
- Experience supporting property acquisitions and disposals, preferably within industrial or commercial property portfolios.
- Demonstrated experience preparing capital expenditure (CapEx) business cases and managing projects within corporate governance frameworks.
- Knowledge of IFRS 16 and its application within property and lease management.
- Strong working knowledge of property management systems, lease administration, budget management, and portfolio reporting.
- A degree qualification and excellent communication, stakeholder management, organisational, and problem-solving skills.
